Welcome to our website. Please read these Terms of Use carefully before booking our accommodation. By using our website and booking accommodation, you accept these conditions in their entirety.
1. General provisions
1.1 These Terms of Use govern the rights and obligations between the owner of the accommodation (hereinafter referred to as the "Lessor") and the guest (hereinafter referred to as the Guest) in connection with the rental of private accommodation.
1.2 The Lessor reserves the right to change these Terms of Use at any time. All changes will be posted on this page and will be effective on the date of posting. Changes will not affect already confirmed reservations.
2. Reservation
2.1 Accommodation can be booked via our website. Each reservation is subject to availability and confirmation by the Renter.
2.2 After the reservation is made, the guest will receive a confirmation via e-mail. This confirmation includes details of the reservation, total price and payment terms.
2.3 The guest is obliged to pay the deposit within three (3) days from the reservation confirmation.
3. Payment
3.1 The deposit must be paid within three (3) days of the reservation confirmation in order for the reservation to be valid.
3.2 The rest of the amount must be paid no later than fifteen (15) days before arrival at the destination.
3.3 Payments can be made via the specified payment methods on our website.
4. Cancellation conditions
4.1 The guest can cancel the reservation free of charge within 75 days before the day of arrival.
4.2 In case of cancellation after this period, the deposit and/or the total amount paid will not be refunded, except in exceptional circumstances that will be considered individually.
4.3 If the guest does not pay the rest of the amount within the period stipulated in these conditions, the reservation will be considered cancelled, and the deposit paid will not be returned.
5. Arrival and stay
5.1 The guest is obliged to arrive at the reserved accommodation on the day of arrival between 16:00 and 18:00, unless otherwise agreed.
5.2 In case of late arrival, the guest is obliged to inform the Lessor about the new arrival time.
5.3 The guest undertakes to use the accommodation with due care and respect the house rules available in the accommodation unit. Any damage caused by the Guest will be charged on the spot.
6. Equipment and liability
6.1 The accommodation is equipped with all necessary appliances and inventory as specified on the website. The renter is not responsible for any technical malfunctions of the device, but will take all reasonable measures to remedy the malfunction as soon as possible.
6.2 The guest uses the accommodation at his own risk. The Lessor is not responsible for possible injuries, loss or theft of the Guest's personal belongings.
7. Limitation of liability
7.1 The Lessor shall not be liable for any direct, indirect, incidental or consequential damages resulting from the use of the accommodation, delays in arrival, changes or cancellations of the reservation caused by external factors beyond the control of the Lessor (eg natural disasters, traffic accidents, health problems).
8. Privacy and data protection
8.1 The Lessor respects the Guest's privacy and undertakes to protect personal data in accordance with applicable laws and regulations. The collected data will be used exclusively for the purposes of the reservation and will not be forwarded to third parties without the consent of the Guest.
9. House rules
9.1 The guest undertakes to respect the house rules available in the accommodation. Violation of the house rules may result in the immediate termination of the rental agreement, without refund of the amount paid.
9.2 Pets, smoking and parties are not allowed in the accommodation, unless otherwise agreed upon at the time of booking.
10. Applicable Law and Dispute Resolution
10.1 These Terms of Use are governed by the laws of the Republic of Croatia.
10.2 All disputes arising from or related to these Terms of Use will be settled before the competent court according to the place where the accommodation unit is located
